As an active realtor in the field, I certainly agree and am finding that buyers under 200K are often running into multiple offer situations and having to "pay up" for properties.  This is how our boom got started in the mid 90's and if Denver can create some more job opportunities, I see this market taking off just like it did then.  Most foreclosures we see under 200K are now priced about 10-20K higher than they were last year.  It will take some time for the mid and higher ranges to get going but it will happen, and everyone who knows Denver would agree that when the wind changes it will change quick. In the Denver area first time buyers can take a credit against their taxes up to $8000!  With prices down and low interest rates, affordability in Denver is the best it has been since 2000.  Now with this tax credit there has never been a better time to buy.  First time buyers are defined as not owning a home in the last 3 years.  Buyers must buy between 1-1-09 and 12-1-09 and own the home for 3 years to get the full credit.  This credit does not have to be repaid unlike the credit passed for 2008 which required a repayment over 3 years.  There are income restrictions. The snow was great, with several new inches.  We also toured the Snow Sculptures, designed by competing teams from several countries.  The economy may be down, but activity in the high country sure seems to be "hopping".  We experienced huge crowds both on the mountain and in town.  We can't wait to get back, now I just need to sell some real estate here in Denver so we can afford to keep going!  Our local market seems to be picking up.  My office has seen showing activity more than double in the last 2 weeks. We'll see if that transfers into more sales.  My buyers and myself have noticed there sure aren't as many homes actually "available" as there were 2 months ago.  As we head towards spring we'll see if this trend continues. My family and I saw the finals for women's and men's snowboarding.  I have watched these competitions on TV for years, but seeing a show like this in person really shows what kind of athletes these are.  Danny Davis won the men's competition with veteran Shaun White coming in second,  Gretchen Bleiler won the womens competition.  If you ever have the chance to see these guys perform, it is well worth the time.  The skiing and snowboarding was great too, the entire week as all Summit County resorts received good snow.  The crowds were not bad (economy) and the weather cooperated every day except Saturday.
